Transparency Isn’t About Line Items — It’s About Leadership

 

“Transparency” gets thrown around a lot in building. It sounds good, and every builder says they offer it. Most clients believe that transparency is a line-by-line breakdown – a massive spreadsheet that lists every nail, tile, and downlight. In our experience, that doesn’t bring clarity. It brings overwhelm. And for the kind of clients we work with – people who lead companies, manage farms, or oversee complex budgets – that kind of detail often raises more questions than it answers. They don’t want fluff. But they also don’t want to be dumped with a 400-line estimate and told to sort through it.  

It’s also never as simple as just pulling one item out…the analogy I use is going to the shops to buy the ingredients for 5 recipes. You walk through the shops and get everything you need for all 5 recipes. At the checkout you realise that you’ve gone over your budget.   The problem is, if you chuck out an ingredient it will definitely impact one recipe, it could also impact 3 or 4.   So to balance your budget, you will need to change more than one of the recipes.   To know what you can change…you need to be a chef. Your builder should be your chef, sometimes its not always straightforward to explain how we changed the recipes, just that we made it work for you. So what our clients look for is leadership.
