How much does it cost to build a custom home with Enduro Builders?

Enduro Builders custom homes start at $950,000 AUD, and renovations and additions start at $750,000 AUD, as at August 2026. Our Benchmark Collection of fixed plans is priced separately.

We will not quote a square metre rate, because a square metre rate only means something once you know what is inside it. Most builders calculate theirs on the bare bones of the house alone. So a $5,000 per square metre rate from us and a $5,000 rate from another builder are not the same product. Theirs will usually have the retaining walls, the driveway, the perimeter paths and the landscaping sitting outside the contract, which is where the trouble starts. The builder builds the house and leaves you to organise everything around it, at a cost nobody quoted you.

For context, Certified Passivhaus (passive house) construction across Australia runs between $4,500 and $9,000 per square metre depending on the site, the design, whats included in the contract price and the finish. That range is too wide to plan against, which is why we would rather look at your block in the Adelaide Hills or wherever you are building, understand your brief, and give you a real number.

If you would prefer to take those surrounding items out of your contract and organise them yourself, we are happy to do that. We tend to leave them in because most people would rather have one builder responsible for the whole thing.

Why does a Passivhaus (passive house) or high-performance home cost more than a standard build?

Because the things that make a home comfortable and durable are built in rather than left out. An Enduro Builders home includes double glazing in thermally broken frames, R4.0 insulation in the external walls, R2.5 to the internal walls and R6.0 in the ceilings, a continuous airtight wrap, thermal bridge free detailing and heat recovery ventilation. All of that costs money at the front end and saves it every year afterwards.

The second reason is scope. Our contract price includes work other builders leave out. Retaining walls, driveways and perimeter paths are resolved and priced before you sign, rather than appearing as variations once you are committed. A cheaper headline price with those items excluded is not a cheaper house.

What does it cost to work with Enduro Builders before signing a building contract?

The first paid step with Enduro Builders is a site visit for $299 AUD. Two of our team spend an hour on your block, and the following week we present a written site report covering planning overlays, bushfire and CFS requirements, power supply, and an indicative cost range for what you are describing.

After that, our Pre-Construction Agreement sets out every design and planning fee as a schedule, and you are invoiced for each stage only once it has been delivered. The project initiation fee is $1,000 AUD and the preliminary budget estimate is $2,000 AUD, and those two are the same on every project we do. Concept design and design development are priced on the drafting hours your project needs, so they are quoted to you before you start rather than taken from a rate card.

These fees are not credited against your building contract, and we want to be plain about why. Other builders charge less at the front and roll the cost into the contract instead, which sounds generous until you read the break fee in their preliminary agreement, written to recover exactly that money if you walk away. We would rather show you each cost as it arrives and charge you for the work as we do it. You can stop at any point owing nothing for work we have not done.

Process, Stages And Timing

What are the five stages of the Enduro Builders process?

Enduro Builders works in five stages: Connect, Design, Refine, Approve and Build.

Connect. We set your project up in a construction slot, invite you to collaborate on ideas through a shared Pinterest board, and order your site survey.

Design. An initial design meeting on your block, then your concept plan, presented as a 3D walkthrough you can open in a browser and move through before the house exists. Then design development.

Refine. Your preliminary budget estimate, specification amendments, engagement of any consultants your site needs, council plans and application, your selections, and engineering with a preliminary soil test.

Approve. Construction plans, all information and pricing collated, the final schedule completed, and your fixed price building contract.

Build. Development approval, your final bank pack, and an introduction to your site team.

Getting a construction slot at the very start is deliberate. It means your build has a place in our program from day one rather than joining a queue once the design is finished.

What is the difference between a preliminary budget estimate and a final fixed price?

An Enduro Builders preliminary budget estimate typically lands within 2% to 3% of your final contract price. It is not fixed, because engineering and some selections are still open, but it is close enough to make real decisions on.
That figure comes from our own project history rather than from optimism. Two projects have fallen outside it, and both did so because

the client made a significant change to the scope, which is a decision you control.
The preliminary budget estimate is also the document to take to your bank or mortgage broker. It is detailed enough for a lender to work with, months before there is a contract to show them.

How long does it take to design and build a custom home in South Australia?

With Enduro Builders, 6 to 12 months before contract, and around 9 to 12 months of construction on average.

The range on the first half is council, not us. Some applications move quickly and some do not, and that is the part of the program nobody can promise. Inside it, concept design follows your initial design meeting by 4 to 6 weeks, and the preliminary budget estimate follows your sign-off on the plans by about 4 weeks.

You will not be offered a contract until your full project schedule is built. When you sign, the whole program is already there in your online portal, and you can open it whenever you like and see where your build sits.

Do council approval and structural engineering happen at the same time?

Yes. Enduro Builders submits to council and starts structural engineering together, because council typically takes 3 to 4 months and engineering is usually quicker. Waiting for one before starting the other adds months for no benefit.

Two approvals are involved in South Australia and they are not the same thing. Planning approval means council is satisfied with how the home looks and where it sits. Building rules consent is the technical one, and that is where structural engineering is required.

Can a home or renovation be built in stages?

Yes, and it is more common than people expect. Enduro Builders shows both stages on the plans and takes both to council for development approval, so stage two is already approved when you are ready to build it. Clients have stayed living in the house between stages and wrapped the whole thing up over about 3 years.

Staging is worth considering when the brief is right but the budget is not there yet. It is usually a better answer than cutting the parts of the house you actually wanted.

What happens immediately after I sign a building contract?

The deposit invoice comes through a couple of days after signing, along with the final construction plans invoice. Your project moves into a construction schedule in the Enduro Builders project portal, and you meet your site manager, who becomes your day-to-day contact for the build.

We also put together your bank pack at this point: final contract, final plans and all our insurances, ready for your lender.

What happens if I stop partway through the pre-construction process?

You only pay for the work that has been delivered. Enduro Builders bills pre-construction fees stage by stage, so if you reach concept design and decide not to continue, you do not owe anything for the stages ahead.

Our Pre-Construction Agreement is not a construction contract and it does not oblige you to build with us.

Two honest caveats. If you stop because you have lost trust in us, that is our failure, not yours, and we will not make it difficult. But if you are signing up planning to take the first stage and leave, we are not the right builder for you. We put considerably more hours into the pre-contract period than we charge for, because we are trying to get you the best possible house, and that only works when both sides are in it.

Who owns the plans for my home?

You have a licence to build that design on your land, and only your land. Enduro Builders keeps copyright as the original designer, particularly over our construction details and methods, which are the part we have spent more than a decade refining.

If we get all the way through the process and you decide you do not want to build with us, we will not stop you taking the plans to another builder. If we have not earned your trust over 8 or 10 months of working together, that is on us, and holding your design hostage would not change it.

Passivhaus And Energy Performance

What are Enduro Builders' three building performance levels?

Enduro Builders builds to three levels: Energy Efficient, High Efficiency and Certified Passivhaus (passive house). Every home has the same

envelope regardless of level: double glazing in thermally broken frames, R4.0 insulation in the walls, R6.0 in the ceilings, thermal bridge free construction and a ProClima external wrap. What changes between the levels is how airtight the house is, how we prove it, and how far the modelling goes.

Energy Efficient guarantees between 3 and 5 air changes per hour. We design to star ratings and sound building performance without running the additional modelling methods.

High Efficiency guarantees between 1.5 and 3 air changes per hour. Your home goes through the Passive House Planning Package (PHPP), used as an energy modelling tool rather than as a certification pathway, so you get the insight without the certification cost.

Certified Passivhaus guarantees under 0.6 air changes per hour and involves an external certifier. Our Passivhaus consulting is done in-house, which is why certification with Enduro Builders costs less than it does elsewhere.

Every one of those airtightness figures is a guarantee rather than a target, and each is written into your building contract.

How much more does each performance level cost?

As little as 5%.

That surprises people, because the gap between a leaky house and a genuinely comfortable one sounds like it should be enormous. It is not. The building envelope is largely the same at every Enduro Builders level. What you are paying for as you move up is the internal airtightness membrane, the heat recovery ventilation system and, at the top, the Passivhaus certification itself. On a build starting at $950,000 AUD, 5% is where the difference between one level and the next usually lands.

Do you still need air conditioning in a Passivhaus (Passive House)?

Yes, and you will use it far less. Even in a Certified Passivhaus (Passive House), Enduro Builders installs reverse cycle systems, but they are small and they are there for instant relief on extreme days rather than for running constantly. Our display home in the Adelaide Hills heats and cools the entire house from a single 7 kilowatt system.

The airtight envelope is what does the work. You bring the house to temperature, close the doors, and it stays there.

Is an airtight home safe? Does it cause mould or stale air?

An airtight home is only safe when it is ventilated properly, which is exactly why heat recovery ventilation is part of the Enduro Builders system rather than an afterthought. It continuously replaces stale, humid indoor air with filtered fresh air while keeping the heat you have already paid for.

Mould and condensation come from thermal bridges and uncontrolled moisture, not from airtightness. A leaky house with cold surfaces is the house that grows mould. We eliminate the thermal bridges, manage the moisture, and then test the result with a blower door.

Does an airtight home make a house fire worse?

A fire in an airtight house consumes the available oxygen faster, and that oxygen is not replaced as quickly, so a fire can go out sooner than it would in a leaky house.

The rest of the physics does not change. What carries a house fire is usually not the building. It is the contents. Modern furniture, modern floor finishes and modern synthetic materials burn hot and fast, and they are what turns a small fire into a serious one.

If you want to reduce the fire risk in your home, the materials in the furniture and furnishings you bring into it will make a far bigger difference than the airtightness of the walls around them.

Can you have a wood fire in an airtight or Passivhaus home?

Yes. You need a fireplace with its own fresh air intake, so it draws combustion air from outside rather than from your living room, and those are becoming easier to find every year.

The thing to be careful about is size. Fireplaces are very efficient heaters, which is exactly why they work so well in old, draughty, poorly insulated houses. Put that same heat output into a well sealed, well insulated home and you will be opening windows in the middle of winter. If you want a fire, size it for the house you are building rather than the house you grew up in.

Is the garage part of the thermal envelope in a Passivhaus?

It isn't in any Enduro Builders home. The garage door is the weak point, so in an Enduro Builders home the thermal envelope stops at the wall between the garage and the house, and the garage is not wrapped and sealed to the same standard.

It can be brought inside the envelope if you want it there. That means an airtight garage door, or a separate filtered ventilation unit for the garage space, and it is priced as an upgrade.

What is a blower door test, and is it included?

Yes, at the end of construction, on every home Enduro Builders builds. A blower door test pressurises the house and measures exactly how much air leaks through the building fabric. It is the only way to know whether the airtightness you paid for was actually built rather than assumed.

Certified Passivhaus projects also get a mid-build test, done as soon as the house is locked up and the airtight detail is complete. That is deliberate. At that point the membrane is still reachable, so anything the test finds can be fixed properly rather than chased through a finished wall.

The result is a contractual obligation, not a nice-to-have. That is why each of our three levels carries a different airtightness figure, and why those figures sit in your building contract.

What is the difference between a Passivhaus (passive house) and a 7-star home?

A NatHERS star rating and a Passivhaus are measuring different things. NatHERS gives credit for individual features, to the point where a ceiling fan can earn a star. It says nothing about whether the building was actually built the way it was drawn.

Enduro Builders models every home in the Passive House Planning Package (PHPP) before construction. It calculates the heat moving through the glass, the slab, the frame and the roof as one system, and it lets us find problems on screen rather than in your power bill. On one project it showed 40% of the heat loss was going through the slab, so we insulated the slab. Then we test the finished house with a blower door to confirm it performs.

How many Enduro Builders homes are Certified Passivhaus (Passive House)?

A small number. Enduro Builders completes around 25 projects a year and 2 to 3 of those are Certified Passivhaus (Passive House), with the rest split roughly evenly between High Efficiency and Energy Efficient.

That is not a knock on certification. Most clients get the comfort, the air quality and the running cost benefit at High Efficiency and put the certification money into the house instead. The ones who certify usually want the independent verification on the record, and that is a perfectly good reason.

What Is Included

What is included in an Enduro Builders contract price?

Whatever you want included. Appliances are usually client supplied, because you can do things like buying factory seconds or timing purchases to suit sales. We price the installation and our guys fit them. Sheds are often client supplied too, though we will draw yours on the plans so it goes through council now even if you build it later.

Council fees, the CITB levy and other government charges are passed through at cost once they are known. Pool and landscaping are scoped separately. If you would rather take the driveway or the paths out and organise them yourself, say so and we will strip them out.

Is solar included? What about a battery and an EV charger?

The provision is included; the equipment usually is not. Enduro Builders engineers the roof to carry a solar array and runs the conduit and circuits for solar, a battery and an EV charger, so adding them later is a plug-in job rather than a retrofit. If you want them as part of the contract we can easily add them.

The panels, battery and charger themselves are quoted as an upgrade. Plenty of clients add them at handover, and some wait a year or two.

Either way you are not paying twice.

Can I supply my own fixtures or use my own trades?

This is worked out on a case by case basis. For client supplied items, you get your quote, then take responsibility for checking that your selected item will work with what we are supplying. You are then responsible for organising and supplying it to site, taking responsibility for its care and suitability. You are also responsible for handling any warranty or defect issues with it.

If you engage and manage someone directly, that work sits outside our contract and outside our liability. Any work or associated work a trade you bring in does is not our responsibility. This includes damage on site anywhere in the path of travel or work area of your own trade. Usually, it is easier, less stressful and more cost effective to let us handle all the work for you.

Warranty, Aftercare And Materials

What warranty do you get on a new home in South Australia?

Enduro Builders gives you a 12 month defects liability period, where most builders offer 3 months.

The reason is the seasons. Three months shows you how a house behaves in one kind of weather. Twelve months takes your home through a full summer and a full winter, which is when the building fabric tells you the truth about itself. We would rather be there for that than hand you the keys and disappear.

On top of that you have the statutory warranties that apply to all domestic building work in South Australia, which run for 5 years from completion, and the individual manufacturer warranties on the products in your home. Those come to you in writing in your handover pack, along with the contact details for every major service trade who worked on the build.

What happens if something goes wrong after handover?

You email a dedicated Enduro Builders warranty address with photos, and we address it within 7 days.

Every item is triaged and logged in our online system, so nothing lives in someone's inbox. If it cannot be fully resolved inside 7 days, you get a timeframe for when it will be, rather than silence. We also come back for a check-up at 12 months.

At handover you get a pack listing every major service trade who worked

on your home, so you can go straight to a trade in a genuine emergency situation. We would rather you came to us first and let us chase it.

Does cladding need painting, and how often?

Fibre cement cladding is painted and metal cladding is not, and Enduro Builders uses both. Most paints carry a 10 year guarantee when they are applied in a three-coat system, which is how we apply them.

Ten years is the guarantee, not the expectation. We have seen homes at 20 and 30 years that have never been repainted and still look good, and paint technology has only improved over that period. Exposure is the variable: a west-facing wall in the open works harder than a sheltered elevation.

One trade-off worth knowing. Painted cladding can be touched up. Metal cladding cannot. If a standing seam sheet is scratched deeply enough to break the coating, the repair is replacement.

What hot water system does Enduro Builders install?

A heat pump. Paired with solar it runs close to free, and it avoids the trap of an instantaneous electric unit that produces warm water rather than hot water once two taps are running.

Is underfloor heating worth it in a high-performance home?

In a well sealed, well insulated house it is a comfort choice rather than a necessity. Hydronic underfloor heating is the most efficient way to heat,

and in a home built to the Enduro Builders envelope you would be running it through June, July and August and leaving it off the rest of the year.

Most clients who include it put it in the bathrooms rather than throughout. If you do go whole-of-house, it can be zoned, and it needs slab edge insulation as a minimum.

Working With Enduro Builders

Who will I deal with during my build?

The right person for the stage you are at, with one person holding the whole thing together.

Your Enduro Builders project manager oversees the project from the first conversation through to a signed contract, and stays available to you after that. During design you deal directly with your building designer.

During costing you deal directly with your estimator. In both cases your project manager is alongside you, but you are talking to the person actually doing the work rather than through an intermediary.

At construction you are introduced to our construction manager and your site manager. Your site manager knows what is happening on your site on any given day and can tell you what is going up, and it is all captured in the fortnightly site meetings regardless. Each site manager runs up to 6 projects.

Does Enduro Builders do renovations and extensions?

Yes, when the main point of the work is to improve the energy performance and comfort of the house. That is what we are good at, and it is what makes a renovation worth doing at our end. Enduro Builders renovation and addition budgets start at $750,000 AUD.

A renovation done this way gets the same envelope work as a new build, which is why the cost per square metre runs higher than new construction rather than lower. You are rebuilding a house that already exists while working around what is there.

Most clients move out for the duration, though not all. If your job is a kitchen and some cosmetic work with no council approval involved, you will get a better outcome and a better price managing local trades directly, and we will tell you so rather than take the job.

Can Enduro Builders work with my architect or my existing plans?

Often, yes. The first step is a meeting with your architect to work out how they feel about collaborating with a builder rather than directing one.

That sounds blunt, and it matters to you rather than to us. If an architect is not willing to work with us on cost, our hands are tied on your budget, and you miss opportunities to get better value out of the same design. When the relationship works the other way, the design gets better and cheaper at the same time.

If a full collaboration is not on the cards, Enduro Builders also has a process for picking up a project at the construction drawing stage, which still gives us room to manage your costs.

Where does Enduro Builders build?

Enduro Builders builds across the Adelaide Hills, greater Adelaide, McLaren Vale, the Fleurieu Peninsula and the southern Adelaide region, from our base in Hahndorf out to Strathalbyn, Yankalilla, Normanville and the coast. If your block sits outside that and the project is the right fit, ask us anyway.

What building contract does Enduro Builders use, and how do progress payments work?

We use the standard Master Builders SA New Home Contract, or the Renovation and Addition Contract for work on an existing home. Both are industry standard documents, not something we have written ourselves.

You pay by progress claim, and the claim points are set to match the real cash flow of your build rather than a generic template. For a single storey home that is usually demolition if required, footings, framing, roof covered, plasterboard installed, cabinetry delivered, and practical completion. A double storey home adds claims at upper floor laid and upper floor framing. A renovation or addition follows the same shape as a single storey build.

Each claim is tied to work you can see on your own site. You are never paying for a stage that has not happened.

I don't have plans or a design. Where do I start?

With pictures, not words. Most people find it much easier to point at something than to describe it, so bring images of homes, rooms and materials you react to, including the ones you dislike. That tells us more than a written brief.

We can be confident of finishing on time for one primary reason –

SCHEDULE

We use our online project management system to schedule and then manage your project, our subbies and our suppliers so that they integrate perfectly.

This means that if we hit a delay with weather we can usually absorb it by looking at the schedule and modifying it to keep your project on track.

Best of all… the schedule is open book, you can see everything we do, so you know exactly what is happening, when it’s happening and how long for!

How Important Is Building An Energy Efficient Home?

Building Energy Efficient Homes to a high quality is our number one priority. Why is it your number one priority? Two Reasons:

  1. Low ongoing power bills
  2. Increased return on investment (all homes are sold eventually)

The rise of understanding in the community about energy efficiency and what it means is slowly translating into an understanding that houses that are highly energy efficient are more valuable. This means a truly energy efficient home (the only type we build) will be far more valuable than a minimum compliance one when you come to sell. The current average is 10-15 years for new home buyers to hold their homes. This gives plenty of time for the compound effect of the understanding of energy efficiency to grow in your favour!

How Does A Higher Energy Rating Benefit Me?

The higher the energy (or star) rating the more naturally comfortable your home will be to live in. The more energy efficient your home is the lower your energy bills are as you don’t need to use as much power for artificial cooling. Its not just about insulation and heating and cooling though. Appliances, lighting and other items are taken into account. This helps ensure you are reducing your energy consumption on a holistic level, coupled with solar panels, a lot of our clients achieve cost neutral or profitable homes.

What Does A Higher Energy Rating Mean for my Running Costs?

The higher your star rating, the lower the amount of energy is required to keep your home at a constant temperature.

This reduces your energy bills, and saves you money!

Does achieving a higher star rating mean a more expensive build cost?

There are some areas where you do spend more on your home construction to gain a higher energy efficiency star rating. These can be in;

  • Windows and Glazing
  • Insulation
  • Slab Construction
  • Additional labour and materials for doing the detail work required to ensure your house meets or exceeds the rating it has been given

All of these costs are offset by lower power bills. The speed of the payback is always increasing as the costs of new materials and methods of construction come down, while energy costs continue to rise.

Can I Afford to Build An Energy Efficient Home?

When you hear the words sustainable, solar passive or energy efficient people often think, “This is going to be expensive”.

Some of the building products used to gain additional energy efficiency in a home are more expensive than traditional method, no doubt about it.

If you use the right architects and designers for your home can go a long way to keeping your costs reasonable. Making sure you find the right architect or designer ensures you have someone who understands that;

  • Correct orientation is critical to minimising energy use for cooling, heating and lighting
  • Correct selection of building materials for the different elevations plays a massive role in the energy efficiency outcomes of your build
  • Knows a builder with excellent contacts in the Solar Energy Industry

How Do I Know If Energy Efficient Is Best For Me?

Not everyone is keen to minimise their power bills for the long run at the expense of spending more money now. Others are focused on the long term and see the value of investing today for comfort and returns in the future.

If your not sure where you sit, ask yourselves the following questions if you answer yes to more than half, you are keen to invest now in Energy Efficiency;

  • Do I want a home that can put money back in my pocket?
  • Do I hate coming home to a hot stuffy house in summer?
  • Do I hate coming home to a cold, uninviting house in winter?

What is a Volume Builder?

Volume or Project builders often construct multiple homes of the same design usually in the same sub division or area.

As the exact same home gets built over and over again with very little variation to the plans and inclusions list, prices are driven down through offering trades a volume of work in return for doing it at a cut price. Going down this track means your home would have been built many times over and may look similar to other houses being built by the same builder.

This allows this type of builder to advertise a base square meter rate for a very standard spec home with builders range inclusions, however in reading the fine print it may not include items like

  • Floor coverings
  • Water tanks and pumps
  • Site costs
  • Painting
  • Lights
  • Surveying
  • Landscaping

When looking at volume builders there are some considerations;

  • You can easily compare square meter rates between volume builders
  • You will have a limited selection of included items
  • You can get a larger (although lower performing and quality) home
  • You get to just choose from the builders board rather than having an architect help you with selections and attend meetings at the specialist centres to get EXACTLY what you want
  • Limited set of house plans, which can help reduce confusion
  • Your home is likely to be one of many on your street or in your suburb

Low prices are maintained through limited choices so your “personal touch” may be compromised. Working in with the builder may not be the case as you may be faced with the sales rep and onsite manager, making the relationship with the building company inconstant.
